  • We're currently seeking a dedicated and organized Property Manager to oversee a 38-unit apartment community in Winters, CA. If you enjoy building strong resident relationships, maintaining high community standards, and working in a collaborative team environment, we'd love to hear from you. 
  • Experience in affordable housing programs such as RD, HUD, or LIHTC is strongly preferred. 
  • What You'll Do 
  • As the Property Manager, you will oversee the day-to-day operations of the community while ensuring residents receive excellent service and the property is maintained to AWI's high standards. 
  • Key responsibilities include: 
  • Managing all aspects of the assigned property's daily operations 
  • Processing applications, screening applicants, and verifying landlord references 
  • Preparing leases, house rules, and required documentation 
  • Managing tenant certifications and re-certifications 
  • Conducting move-ins and move-outs 
  • Collecting rent and security deposits 
  • Enforcing lease agreements and community policies 
  • Coordinating maintenance and ensuring property standards are met 
  • Maintaining strong curb appeal and property presentation 
  • Marketing and advertising vacant units to attract qualified residents 
  • Responding appropriately to emergency situations 
  • Following company policies and procedures

  • Qualifications & Skills 
  • Strong communication skills across diverse audiences 
  • Proficiency in Microsoft Office and property management software/databases 
  • Strong math and financial accuracy skills 
  • Excellent organization and time management abilities 
  • Ability to meet strict deadlines and manage multiple priorities 
  • Professionalism and strong listening skills 
  • Ability to follow written and verbal instructions 
  • Ability to maintain positive relationships with tenants, vendors, and corporate staff 
  • Basic Requirements 
  • Reliable transportation 
  • Authorized to work in the United States 
  • Access to a personal smartphone with email, messaging, and app capability (usage reimbursed)
