- We're currently seeking a dedicated and organized Property Manager to oversee a 38-unit apartment community in Winters, CA. If you enjoy building strong resident relationships, maintaining high community standards, and working in a collaborative team environment, we'd love to hear from you.
- Experience in affordable housing programs such as RD, HUD, or LIHTC is strongly preferred.
- What You'll Do
- As the Property Manager, you will oversee the day-to-day operations of the community while ensuring residents receive excellent service and the property is maintained to AWI's high standards.
- Key responsibilities include:
- Managing all aspects of the assigned property's daily operations
- Processing applications, screening applicants, and verifying landlord references
- Preparing leases, house rules, and required documentation
- Managing tenant certifications and re-certifications
- Conducting move-ins and move-outs
- Collecting rent and security deposits
- Enforcing lease agreements and community policies
- Coordinating maintenance and ensuring property standards are met
- Maintaining strong curb appeal and property presentation
- Marketing and advertising vacant units to attract qualified residents
- Responding appropriately to emergency situations
- Following company policies and procedures

- Strong communication skills across diverse audiences
- Proficiency in Microsoft Office and property management software/databases
- Strong math and financial accuracy skills
- Excellent organization and time management abilities
- Ability to meet strict deadlines and manage multiple priorities
- Professionalism and strong listening skills
- Ability to follow written and verbal instructions
- Ability to maintain positive relationships with tenants, vendors, and corporate staff
- Basic Requirements
- Reliable transportation
- Authorized to work in the United States
- Access to a personal smartphone with email, messaging, and app capability (usage reimbursed)
