What You'll Do:
Team Leadership & Property Oversight
- Supervise, train, and support site teams to ensure high performance and operational excellence
- Conduct regular site visits and engage with staff to promote collaboration and compliance
- Ensure properties meet AWI standards for maintenance, quality, and safety
- Support resolution of resident disputes and uphold professional conduct at all sites
- Evaluate vendors and maintenance contractors to ensure cost-effective services
Financial & Operational Performance
- Review monthly financials and conduct variance analysis
- Assist in budgeting and long-term asset planning alongside the Portfolio Director
- Identify areas for cost control, increased efficiency, and improved property performance
Compliance & Regulatory Management
- Ensure compliance with LIHTC, HUD, USDA RD, and other affordable housing regulations
- Stay current with regulatory changes and guide on-site teams accordingly
- Oversee certifications, audits, and all required regulatory filings
- Ensure documentation and resident files are audit-ready and in full compliance
What You Bring to the Table:
- 5+ years of experience in affordable housing property management (LIHTC, HUD, USDA RD required)
- Real estate license strongly preferred
- Bachelor's degree preferred; High school diploma or GED required
- Strong working knowledge of Fair Housing laws, building codes, and safety regulations
- Ability to analyze financial reports, spot trends, and lead performance improvements
- Experience training, mentoring, and leading remote or multi-site teams
- Proficiency with Microsoft Office 365 and industry software (RealPage, Yardi, etc.)
- Reliable transportation required
- Authorized to work in the United States
- Access to a personal smartphone with email, messaging and app functionality. Usage will be reimbursed.
Preferred: CPM, HCCP, or similar industry certifications
